Residential Land Use
The Rotorua District Plan contains rules relevant to residential land use.
Maximum Height and Daylighting
No building can be higher than 7.5 metres above the natural ground level. The maximum height on the boundary is 3 metres plus 1 metre for every 1 metre from that boundary.

Maximum site coverage
- Residential A and C, and sites identified on planning map 26 - 50%
- Residential B, D and transitional development zone - 40%
Noise
Shall comply with the provisions of Appendix F in the Rotorua District Plan.
Glare and Light
The level of direct or indirect illumination on any residential site boundary, including in the transitional development zone, shall not exceed 8 lux.
Signs
The area of a sign shall not exceed 0.5m2.
